World-class architectural masterpiece in Jūrmala: Villa Guna by Meinhard von Gerkan

Located on Bulduru Prospekts in the prestigious seaside resort of Jūrmala, Villa Guna represents one of the highest achievements of contemporary residential architecture in Latvia. Designed by Meinhard von Gerkan, founder of the internationally acclaimed German architectural practice gmp (von Gerkan, Marg and Partners), the residence received the prestigious Chicago Athenaeum International Architecture Award shortly after its completion—one of the world’s most respected distinctions for excellence in architecture and design.

The villa immediately attracted international recognition from leading architects and architecture publications around the world. Meinhard von Gerkan himself, whose portfolio includes world-renowned airports, stadiums and urban developments, has described Villa Guna as one of the most personally significant projects of his career.

Nestled among century-old pine trees just behind the dunes, the sculptural white modernist residence is only a short walk from Jūrmala’s famous 24-kilometre white-sand beach. The architectural concept is based on the principle of “promenade architecturale”—a carefully choreographed spatial journey in which movement through the building continuously reveals new perspectives, changing volumes and shifting natural light.

The interior is arranged across split levels connected by three circulation systems: an elegant network of gently sloping ramps, staircases and an elevator. At the heart of the residence is a dramatic glazed atrium that floods the interior with daylight while dissolving the boundaries between architecture and nature. The double-height living space features an open fireplace and expansive floor-to-ceiling glazing, complemented by a striking sculptural S-shaped balcony.

The surrounding landscape was designed by renowned Italian landscape architect Marco Bay, while the villa’s sophisticated lighting concept was created by internationally recognised lighting designers METIS Lighting. The interior is furnished exclusively with iconic Italian brands including Poltrona Frau, Armani Casa, B&B Italia, Cappellini and Artemide. Premium materials such as Indonesian teak flooring, Vicenza stone, Chinese black granite and a Bulthaup b3 kitchen equipped with Gaggenau appliances reinforce the residence’s uncompromising quality.

The intellectual and artistic atmosphere is enhanced by a carefully curated collection of gallery-quality artworks, including colourful lithographs by Le Corbusier and works by Latvian modernist painters influenced by the French master Fernand Léger.

The villa’s wellness area features an indoor swimming pool finished in turquoise Bisazza glass mosaics, positioned at the same level as the surrounding forest, alongside a spacious sunken Jacuzzi with massage functions. Outdoor terraces and a rooftop garden provide elegant spaces for relaxation, while a spectacular 15-metre observation tower crowns the composition, offering panoramic sunset views above the treetops.

The residence includes three luxurious bedroom suites, five bathrooms, and state-of-the-art technical systems throughout.

Like the finest works traded on the global art market, Villa Guna is valued not merely as real estate but as an architectural masterpiece and a true collector’s asset. Its rarity, international awards, distinguished authorship and timeless design create exceptional long-term value, offering a unique opportunity to acquire one of Northern Europe’s most remarkable private residences.
