Apartment prices in Riga stable

Since the beginning of 2025, the price of Soviet-era standard-design flats in Riga’s residential districts has climbed by 0.1% on average, this according to the latest market report form the Arco Real Estate company.

The biggest changes were found in the Jugla neighbourhood, where the price of standard-design apartments has increased by 2% since the start of the year. The price of flats in the Kengarags neighbourhood, in turn, has increased by 0.7%.

In other residential districts, the fluctuation of apartment prices did not exceed 0.5%.

In February 2025, flat prices in Riga’s largest residential districts averaged EUR 853/m2, as against EUR 848 a year ago.

The overall supply of apartments in these districts rose a bit in January and February after a decline late last year, but the 1,488 flats that came on the market in February were 13.2% less than in February 2024. In Latvia February, the largest number of apartments for sale was in Purvciems (203), while the lowest number was recorded in the neighbourhood of Bolderaja (39).

Arco Real Estate says that apartment prices remained stable at the beginning of 2025 in Riga’s suburban areas, as well. The only exception was the town of Ogre, where apartment prices during the first two months of this year have risen by 2%.
