Exclusive urban spa to be added to Telliskivi’s new building complex

An exclusive new spa and sauna destination is set to enhance Telliskivi, introducing a next-level urban wellness experience and a new quality benchmark for the area. The spa will form part of Telliskivi TLN’s next major development, the M Building, and will be open to visitors year-round.

Spanning approximately 2,000 square metres, the spa will be built within restored limestone walls, preserving Telliskivi’s distinctive industrial character while blending it with Nordic calm and a refined, high-end wellness concept. The addition of the spa brings a contemporary urban retreat into a historic setting.

“The spa will be operated by Telliskivi TLN itself and is designed as a response to the modern city dweller’s need for a meaningful pause from everyday life—whether that means unwinding after work, a brief afternoon reset, or a more intentional weekend escape. The centre will offer a premium day-spa experience, accessible in all seasons and weather conditions. The spa will also extend onto the building’s rooftop terrace,” explains Katrina Šokman, Head of Telliskivi TLN.

At the heart of the spa will be around ten distinctive sauna concepts, each offering its own rituals and atmospheres designed to deliver both physical and mental renewal. The spa will also feature a diverse pool area with pools of varying sizes, tranquil relaxation zones, massage and treatment rooms, a sanarium, and a rooftop terrace that remains open year-round, providing a unique space for relaxation with panoramic city views.

According to Šokman, the guiding principles behind the spa’s design are wellbeing, recovery, and a deeply restorative experience. “This will be a place where the city fades into the background and people can reconnect with their own inner rhythm,” she says.

A natural extension of Telliskivi’s cultural and entertainment scene

Rather than standing apart, the new urban spa will strengthen Telliskivi TLN as an integrated cultural and entertainment district. Visiting the spa will naturally complement exhibitions, restaurants, cafés, live concerts, bars, boutiques, and local venues, creating a seamless daytime or evening experience tailored for adults.

The spa and sauna complex in the M Building marks a new phase in Telliskivi TLN’s development—raising both the scale and quality of entertainment and leisure offerings in the area to a level not previously seen. “This is a deliberate step in enriching the urban environment, giving both locals and visitors a reason to come to Telliskivi, stay longer, and return,” Šokman adds.

Reconstruction of the M Building will begin in spring–summer this year. The development will add approximately 20,000 square metres of commercial space to Telliskivi TLN. Around two-thirds of the total volume is planned as Class A office space, while the remaining third will be dedicated to functions that support quality of life, including culture, retail, entertainment, sports, and wellness services. The project also includes new landscaped green and leisure areas between buildings, as well as the continuation of the district’s central pedestrian-focused main street. A total of 350 parking spaces will be created in the parking garage, with an additional 60 spaces provided in the outdoor parking area. The M Building development is scheduled for completion by early 2028.
