The first apartment building of the “Hartmaņa Kvartāls” project in Torņakalns has been commissioned

Following an investment of EUR 7 million, the first residential building of the new “Hartmaņa Kvartāls” development by real estate developer Bonava Latvija has been commissioned in Torņakalns, at 51 Jelgavas Street. The building, developed on the historic site of the former Riga Oil Mill, comprises 72 energy-efficient apartments. The keys to the new homes are expected to be handed over to homeowners this summer.

Development of the first building in the “Hartmaņa Kvartāls” project began at the end of 2024. Over the course of 18 months, a six-storey building with 72 modern two- to four-room apartments ranging in size from 42 to 77 square metres was constructed in the area between Jelgavas Street and Vienības Gatve. The building is expected to become home to approximately 180 residents of Riga.

As part of the first development phase, more than 7,000 square metres of surrounding outdoor space have been landscaped, and a previously neglected municipal land plot adjacent to the project has also been revitalized.

“Torņakalns has undoubtedly become one of the most sought-after residential neighbourhoods in Riga, as it organically combines the charm of a small town, a green environment, and well-developed infrastructure that allows quick and convenient access to the city centre. The popularity of the neighbourhood is also reflected in the strong demand for homes in the project’s first building, where 70% of apartments had already been sold or reserved during the construction phase. Two- and three-room apartments proved particularly popular,” says Reinis Gaigalis, Project Development Manager.

The project places strong emphasis on sustainable and energy-efficient solutions. Solar panels have been installed on the roof of the building to help reduce electricity costs for common areas, while part of the courtyard parking spaces have been equipped with infrastructure for electric vehicle charging. To encourage environmentally friendly mobility, bicycle parking facilities have also been installed.

To promote an active lifestyle, the development includes an outdoor fitness area and a children’s playground, which will be significantly expanded with the completion of the second phase of the project. A spacious and modern street basketball court has also been created.

At the same time, the developer has already launched construction of the second phase of the “Hartmaņa Kvartāls” project this year. This phase will include two additional buildings with 120 apartments, scheduled for completion in autumn 2027.

As part of the overall development of “Hartmaņa Kvartāls”, eight residential buildings with a total of 430 energy-efficient apartments are planned to be built across the 3.3-hectare site by 2031. Total investment in the project is expected to reach approximately EUR 45 million.
