One of the largest premium-segment developers in the Baltics, “Pro Kapital,” embedded a time capsule on June 17 at the upcoming premium residential project “Blue Marine° Residence” in Klīversala, Rīga. The time capsule ceremony marks the next stage in the ambitious development of Klīversala, where a completely new premium residential neighborhood is being built. The project is located next to the award-winning luxury development “River Breeze Residence.” Total investment amounts to approximately €23 million, with the building scheduled for completion in the summer of 2027.

The seven-story “Blue Marine° Residence” building will offer 92 apartments with balconies and spacious terraces, as well as penthouse-type residences with views of the towers of Old Riga, the river, and green areas. The building’s architecture and layouts have been designed to make the most of its unique location on the banks of the Daugava, providing panoramic views of Old Town of Rīga, the Daugava River, Uzvaras Park, and landscaped green zones.
Since the project was announced, there has been particularly high demand for larger four- and five-room apartments. In response, the developer has adapted the building’s design to offer more spacious units. During the construction phase, it is still possible to choose the desired size by combining multiple apartments.
The apartment layouts focus on a sense of spaciousness, abundant natural light, proximity to nature, and convenience. The apartments feature separate entrances to bedrooms and practical storage areas. The building will have an A-class energy efficiency rating and full modern infrastructure for city living: a spacious two-level underground parking garage with 100 spaces, which helps create a car-free courtyard environment. Residents will also benefit from separate bicycle and stroller parking. The neighborhood will feature a landscaped courtyard with green areas and a yacht and boat marina.
Building a completely new neighborhood in Rīga – “Klīversala Bay”
The time capsule ceremony symbolizes not only the construction of a new building but also the next step in the nearly five-hectare Klīversala development, which is being shaped into one of the most prestigious residential areas in Rīga. “Pro Kapital,” in cooperation with the architecture, planning, and design studio “UMAGAMMA,” has already created the identity and name for the Klīversala neighborhood — “Klīversala Bay” — outlining the peninsula’s future development plans. Construction of the next project on the peninsula is expected to begin soon.
